The Preparation Phase Nobody Sees
Roughly half the labour in a luxury renovation happens before anything beautiful appears. Here’s what a proper preparation phase involves:
1. Strip-Out and Substrate
Everything comes back to brick or stud. Old adhesive, blown plaster and flexing plasterboard all get removed — large-format porcelain cannot go onto a wall that moves or bows. In Blackpool’s Victorian terraces around North Shore and South Shore we regularly find century-old lath and plaster that has to be replaced with cement backer board before tiling can even be considered.
2. First-Fix Plumbing and Electrics
Pipework is re-routed for wall-hung toilets and concealed cisterns, shower valves are buried into the wall, and cabling is run for LED mirrors, mood lighting and underfloor heating. Bathroom electrics are notifiable work under Part P of the Building Regulations, so this stage is done properly and certificated — not bodged behind tiles.
3. Tanking (Waterproofing)
Before tiling, every wet area is tanked — a waterproof membrane applied across the floor and up the walls, lapped at joints and sealed around pipe penetrations. Tiles and grout are not waterproof on their own. Tanking is the single biggest difference between a luxury installation and a quick refit, and it’s completely invisible in the finished photos.
4. Laser Levelling and Setting Out
We set out every wall with laser levels before fixing a single tile, planning cuts so they land symmetrically and feature patterns sit centred. With bookmatched marble-effect porcelain, the veining has to flow across sheets — you get one chance to get that right.

Statement brassware. Thermostatic shower valves, rainfall heads, freestanding bath fillers — in PVD brushed brass, gold or gunmetal finishes chosen to survive coastal air.
Lighting design. Backlit LED mirrors, dimmable downlights and concealed LED strips at niche, plinth and ceiling level. Lighting is planned at first-fix, not bolted on at the end.
Freestanding baths and walk-in enclosures. Where space allows, a freestanding tub against a feature wall is the centrepiece; where it doesn’t, a frameless 8mm or 10mm glass enclosure keeps the room open.
